Kinga’s Marketing Plan
Kinga has one of the most effective and diverse marketing plans I’ve ever seen a Realtor execute. With me being a total marketing geek, I believe her plan is quite beautiful and more of a perfect poetic orchestration of different marketing strategies all put into one glorious plan.
I did say I was a marketing geek, right?
One more thing. What also makes Kinga so unique of an Agent, is that she shares exactly how all of the marketing greatness is put together with her team members and other fellow agents. Even if they are not working at her office.
1. Database Marketing
A real estate agents Database is the single most important marketing tool you can have. Every top producing agent has some type of a database in place that they are building and nurturing. Over the long term it’s a Database that has the best chance of growing an agents business and allowing an agent to “take it to the next level”.
The tools Kinga uses for managing her Database are: Her Smartphone (Galaxy) and Tablet & a web tool called MyRealEstateTools.com.
2. DISC PROFILES
DISC Profiles are a personal assessment tool used by salespeople to help improve communication with their prospects and clients. It identifies behavioral differences so that you can adjust/change your communication techniques when talking or even negotiating with other agents, prospects, and clients.
Kinga is a big believer in communicating effectively with the people she’s doing business with and uses DISC Profiles to help her better communicate with them. This is a very effective strategy.

3. Working w/Real Estate Investors
Rehabbers and Real Estate Investors are a more active now in the real estate market than ever. They can also be a great source for new business for any real estate agent.
Kinga works with several real estate investors who rehab homes throughout the Chicago area.
This helps diversify her marketing plan up and where leads are coming in from. Has part of an overall marketing plan this is a great lead source for a new agent getting into the business, or even a seasoned pro with several years in the business.
If you don’t have any real estate investor contacts, then go to one of the local REI’s in your area. Real Estate Investment groups are typically very active in most markets and they tend to like to create groups and share info with one another. Start attending one of these groups and build relationships.
4. Zillow & Trulia Zip Code Leads
This is always a controversial subject for a lot of agents.
But here’s the bottom line about Zillow and Trulia Leads….
It sucks. You have to buy back leads for your own listings from them, but they have huge amounts of Buyer/Seller traffic going to their sites. Until that changes you can work with them to your benefit, or not work with them.
If you get the right zip codes, completely fill out your profile with Reviews & Closed transactions, and work the leads effeciently, Zip Code Leads from Zillow and Trulia can work.
5. Door Knocking
It’s not for everyone, but it does work. Their are many different systems and scripts the marketing gurus sell to agents for doing door knocking. Ultimately, the best strategy is to…
- Be Yourself, Authentic, and actually Helpful.
- Offer prospects True Value (not just a listing presentation).
- Remember, it’s a numbers game and easy to be discouraged quickly.
This is exactly what Kinga does when she and her agents do Door Knocking Lead Generation activities. Focus in on specific neighborhoods and types of properties and then offer them value.
You lead by offering Value First, because you’re building a relationship.
Kinga runs her business and marketing by this simple strategy: GIVE, GIVE, GIVE, and then ASK.
6. Building a Team
There comes a point when one agent simply cannot do it all. Kinga realizes this and has a buyers agent on her team to help her with this segment of her business.
The difficult part is finding the RIGHT person to help you and be part of your team. Often, it takes finding someone who has no direct real estate experience but a strong interest in it. Plus, this individual needs to posses a certain set of skills and traits, such as…
- Honesty and Hard Working
- An Ability to Desire for Continuous Learning
- A certain cense of Loyalty

7. Using Video, Virtual Tours, and YouTube
Kinga gets nervous and feels uncomfortable making real estate videos, but that doesn’t stop her from making them. She understands that video helps her deliver what her Value Proposition is for her clients.
When used correctly, Video can open up doors for you and your business.

8. Using your Personal Profile on Facebook
There is a right way to use Facebook, and a wrong way to use Facebook in your business. If used correctly Facebook can be the most effective social media platform there is for an agent to use.
Kinga uses her Personal Profile on Facebook and treats her Facebook friends as her “Online Database”. She doesnt blast out her latest listings and slam the newsfeed with her latest real estate offerings. Instead she practices the art of Storytelling. This is the most effective way to use Facebook for marketing your services on.
