How to use Facebook for Realtors | Realtor Social Media | Real Estate Marketing
The use of Facebook by Realtors for lead generation is and can be a very powerful tool. However, some Realtors still struggle with how to use this social media platform properly. The purpose of this training video blog is to give you sense of strategy on how to properly engage with your connection in the Facebook. This is a topic which will have opposing views on how to use Facebook correctly, and that is ok. Not everyone has the same network of connections on Facebook, plus what works for one agent may not necessarily work for another one. It is up to the individual Realtor to analyze how they are currently using Facebook and decide on the strategy moving forward.
My strategy for how and what to post on your Facebook page is to sell your brand, your job, your skills, your life as a Realtor, and your listings strategically. First, every Realtor must make the decision on whether to create a Fan Page or just use your Personal Page for maintaining your connections and ultimately generating leads. There is no correct answer here: Fan Page, or, No Fan Page. If you decide to go the Fan Page route, I suggest you consistently create good quality content to share with the connections you manage to get to LIKE your fan page. Some Facebook Pro’s will call me crazy for suggesting that you NOT create a Facebook Fan Page for your business. Again this is OK, it is truly the individual Realtor’s decision to decide how they will engage on Facebook.
When posting and engaging in commentary on the Facebook I believe it’s important to keep a healthy balance of Social-Related Posts VS. Real Estate-Related Posts. For example, some type of a figure like 60% Social / 40% Real Estate. Either way you must communicate and engage with your connections on some type of a social non-real estate manor. For most Realtors, your connections on Facebook don’t want to be sold on real estate every day, week, etc…. They will expect you have something else to communicate with other than just Real Estate. There are exceptions to this rule, if your a “rock star”, or public figure, in the real estate industry then your connections will “expect” those types of posts and communications from you. Take for example any of the participants of any real estate TV show on cable, many of these “stars” have a large following of Facebook friends and their is in implicit understanding about what type of connection that will be via the Facebook.

When posting Real Estate-Related posts to your Facebook wall (Fan Page or Not), I believe you’re best served by using creative posts which show your connections what you do without selling to them directly all of the time. For example, simply posting all of your listings on Facebook for your Real Estate-Related posts won’t be very effective in the long-term. Reason: your connections will be accustomed to seeing your posts about new listings for sale and likely begin to “tune out” those posts. This is similar to the way people “tune out” TV commercials for shows they watch. They begin to passively tune out the TV commercials, they know what the commercial is for already and yes they’re being reminded of the product and/or service is but not necessarily in a positive or meaningful way.
Effective Real Estate-Related Facebook posts will involve some creativity, images, and/or video. Here is a list of some creative real estate related Facebook posts which inform your connections of what your do, being a Realtor, in a socially Facebook friendly way:
- Use pictures of great views from your listings. High-rise views, lake views, green views, etc…
- Use pictures of great kitchens, bathrooms, yards, pools, etc., from your listings.
- If you see a picture of a horrible ugly house, room, or feature in a home that is not your listing share it.
- Real Estate related news articles: Never more than 1 or 2 in month or quarter.
- Pictures of happy clients after a closing: This can be at the Title Company, out for dinner/drinks celebrating, you helping them move in (lol). Make the picture sociable if you can get one.
- Pictures of you working and your work: A simple picture of your real estate sign in front of a new listings, but not selling the actual listing. Pictures of you at work at your computer or in a meeting.
- Video Post about a specific Real Estate topic, your real estate office party, and/or a testimonial from a happy client. Keep it short 30 seconds to 2 minutes max. Should have a CTA, Call To Action. Be informative and to the point with your message.
