Realtors all know they should be using the Facebook and other social media somehow, but no one out there is really telling you how to use it correctly in Real Estate. Over the years, I went to many Realtor training events and heard the same bit over and over, “get on facebook”; “if your not on facebook your losing money”; “if your not making video your probably still riding in a horse and buggy”, I’ve heard it all from the guros out there. However, what I didn’t hear was how exactly use all this social media and internet stuff for Real Estate. Eventually, I found out that is was just easier to try and figure it out by myself because I could never get a complete plan or system from anyone. Let me start sharing what I learned so far…
Social Media is a Tool. It is not a magic blue pill that will take you to the end of a rainbow filled with pastures full of unicorns. It’s just a tool to use for maintaining your existing relationships with your friends/connections. Furthermore, it’s a tool for helping you grow and nurture your relationships with new friends/connections. Now the real trick is learning how to use social media in Real Estate to generate more buyers and sellers. I can’t promise you the gold and unicorns, but I can give you a road map for putting all this into perspective.

In order to understand how to use social media and what to do with your website we need to break down all of the marketing activities that take place online. We need to make this simple and easy to understand. Therefore, I have broken down Online Real Estate Marketing for Realtors into 3 distinct phases. You start with the basics in phase 1 and work yourself up to phase 3. Phase 1 I would consider mandatory for any Realtor practicing real estate right now because these truly are the basics. Phase 2 and 3 are purely optional for the agent. Attached is my powerpoint presentation and side notes for the May 31st conference call where I discuss the plan in more detail. You can also watch the video recording of this call.Phase 1: The Basics: Completing your free profiles online and building your basic online presence. Getting your client reviews online. Phase 2: Advanced: Building your website, creating videos, upgrading your basic accounts online, start growing your connections online. Phase 3: Braveheart: Attack, Destroy, Conquer, & Annihilate your competition. Running specific marketing campaigns online, using pay-per-click advertising, squeeze pages, blogging to build audience.
I strongly recommend that every Realtor complete Phase 1. Phase 1 will only cost you your time on getting these accounts properly set up and then maintaining them afterward. Your time is money, but when it comes to the basics you have to allocate time for it. Phase 2, is taking it to the next level with building an informative website for your clients and possibly looking at upgrading your Realtor Property Marketing account on Zillow, Trulia, & Realtor.com. Video creation for yourself, your properties, and your community are also part of Phase 2. Finally, Phase 3 “Braveheart” is running specific marketing campaigns to attract web traffic to go to your website and/or squeeze page and get your phone ringing. These types of campaigns cost money and time to get set up and should only be deployed once you’ve completed the basics and advanced tasks.
I don’t expect every Realtor to make it to Phase 3, or, even Phase 2 completely. However, you have no excuse for not having a completed Linkedin Profile, or a completed Zillow/Trulia Profile with reviews from clients. In a real estate market where buyers and sellers begin their search online for properties before they search for a Realtor you only have one chance to make a first impression.
